DUE DILIGENCE MANAGEMENT

Through the organization and management of multiple professional disciplines, JHG provides a comprehensive analysis of the condition of a physical plant. The due diligence process is materially different depending on whether the project involves a renovation or redevelopment of an existing facility or is a new development opportunity.

For Redevelopment / Renovation of existing structure:

A comprehensive analysis of the condition of the physical plant including structural, MEP, civil engineering review, environmental, infestations . The evaluation also encompasses a review of planning, zoning, and building codes; life safety compliance; and ADA conformity. All other entitlement issues are addressed. Planning and zoning type legal considerations are provided by Owner's legal representative.

For New Development:

A program is defined delineating major design and functional elements as well as adherence to brand (franchise) standards. Issues involving zoning, building codes, site covenants and/or characteristics are investigated. A conceptual site layout is undertaken by an architect to make certain codes and specified program can be attained.

JHG manages this process and the consultants involved. Based on the foregoing, JHG develops a more extensive scope of work definition, detailed budget estimates, and conceptual project schedule, referred to as the JHG "Black Book". JHG also points out specific issues that affect either the brand program or site adaptation. Our detailed findings, conclusions, and estimates are presented in a bound program “Black Book”.
