Sam Joaquin

Sam joined The Hardy Group in 2026 as a Project Director, bringing over four years of experience in commercial real estate and construction across owner/developer and subcontractor teams. He excels in supporting due diligence, design coordination, budgeting, construction execution, and close-out for commercial and mixed-use projects.

As a Project Director, Sam is responsible for managing daily tasks, including coordinating project goals, managing consultants, and developing estimates for FF&E and OS&E. He oversees the FF&E design and procurement process ensuring that it remains within budget and on schedule, coordinates and oversees the hotel installation, and tracks change orders alongside the On-Site Project Manager. He assists in obtaining permits for temporary and final occupancy, supports operations for a smooth transition, and manages cost management and accounting procedures. Additionally, he prepares cash flow forecasts and schedules, facilitates monthly draw and project cost reports, manages contract closeout, completes punch lists, coordinates final lien waivers, and performs other necessary project functions.

• Extensive renovation of Fairmont Seattle in Seattle, WA
• Redevelopment of The Motto Hotel by Hilton in Indianapolis, IN
• Planning and execution of a $73 million dollar historic mixed-use redevelopment of the Union Terminal Warehouse in Jacksonville, FL

Prior to joining HARDY, Sam held the title of Development Associate at Columbia Ventures where he supported early-stage planning and due diligence for commercial projects, managed contractor, consultant, and vendor relationships across active developments, and managed draw applications through construction and post-construction phases. His other past roles include Project Engineer at Manganaro Building Group LLC and Legal Matter Analyst / Compliance Analyst at Fidelity Investments.

Sam earned his Bachelor of Arts in Government with a Minor in Philosophy from Colby College.
